Bradenton is the part of this market that was already built when the master plans arrived. It runs from the Gulf beaches and Anna Maria Island in the west, through the older neighborhoods along the Manatee River and Cortez Road, out past I-75 to the newer gated communities that press up against Lakewood Ranch. That range is the point: within one county you can buy a 1980s house on an acre with a $192 annual HOA, or a bundled-golf condominium where the dues run past $8,000, and both are Bradenton.
The structural advantage shows up in the carrying cost rather than the sticker price. Most of Bradenton was platted before Community Development Districts became the standard way to finance a master plan, so there is no infrastructure bond sitting on the tax bill. Fifteen of the twenty-four communities with published fee data here carry no district assessment at all, and the median combined HOA and CDD works out to roughly $1,783 a year, the lowest of the five areas this site tracks and well under half of Lakewood Ranch.

The Value Story
What you trade, and what you get
Bradenton asks you to trade newness for cost and location. You give up the brand-new master-planned amenity center and the just-built school, and in exchange you get an established neighborhood, mature trees, frequently a bigger lot, a shorter drive to the Gulf, and a carrying cost that is the lowest in this market. The catch is that "Bradenton" covers fifty years of building standards, so the specific community matters far more here than it does in a single-developer master plan.
