About Parrish

The growth story of northern Manatee County

Parrish sits in northeast Manatee County along US-301, north of Bradenton and the Manatee River and east of the Sunshine Skyway. What was a quiet, largely agricultural area has become one of the most active new-construction markets in the entire Tampa Bay region, large tracts of open land east of I-75 gave national and regional builders room to plan full master-planned communities, and buyers priced out of the coast found newer homes, bigger lots, and lower price points within reach of both the Tampa and Sarasota job markets.

One structural detail works quietly in your favor here: Parrish is unincorporated, so there is no city of Parrish and no city property-tax layer stacked on top of the county tax. Manatee County handles services and permitting directly. Combine that with the wave of brand-new communities, from resort-scale master plans to 55+ neighborhoods to gated river estates, and Parrish is the value-and-growth story of this market.

The Value Story

What you trade, and what you get

Parrish is a different proposition from the coast, and the trade is explicit: you give up walk-to-beach and a downtown, and in exchange you get more house, more land, newer construction, and a growth curve still in its early innings. The Manatee River adds a genuine outdoor life, boating, kayaking, fishing, and the area still keeps some of its agricultural character, with ranches and farmland visible alongside the new amenity centers.

  • Unincorporated: no city government and no separate city property tax, Manatee County is the local authority
  • Most new communities carry a CDD assessment on the tax bill, they vary by community and phase, and the real numbers are published on my Parrish fee page
  • Compare total carrying cost, property taxes plus CDD plus HOA, not any single fee in isolation
  • Construction will be part of the landscape for years: new phases and communities open regularly, which is exactly what keeps the value story going
