The month in review

The Manatee County condo market is bouncing back. After a sluggish Q1 where sales dipped and the median fell 7.6%, April tells a different story: closed sales jumped 12.5% to 307 units, and the median rose 6.6% to $320,000. That's a meaningful swing from the quarterly trend and suggests the bottom may be in for this segment.

Inventory continues to tighten — active listings dropped 12.9% to 1,582 and months of supply fell from 8.2 to 6.9, approaching balanced territory. New listings declined 6.5%, so the supply pipeline is slowing. Pending sales surged 14.6%, pointing to continued momentum into May. Cash buyers still account for 59% of closings, but the improving price trend may start bringing more financed buyers back into the market. Sellers are getting 93.2% of list price — up slightly from last April — another sign the correction is stabilizing.
