The month in review

Manatee County condos turned positive on price in August. The median sale price rose 5.4% year-over-year to $307,000, after July's 1.9% decline had left this as the last segment in the region with a negative median. Closed sales rose 20.5% to 241, the strongest sales growth of any segment in the report, and dollar volume rose 26.5% to $89.8 million.

Supply is falling quickly. Active inventory dropped 16.1% to 1,171 units and months of supply fell to 4.9 from 6.4, the tightest condo supply in the region. Sellers received 93.4% of original list price, up from 90.4%, and median time to contract improved to 72 days from 78 a year ago. New pending sales rose 8.0% to 230 and pending inventory rose 12.8% to 299.

If you’re buying

The discount window in Manatee condos is closing. July was the last month with a year-over-year price decline; August reversed it, with the median up 5.4% and supply down to 4.9 months, tighter than Sarasota County condos. There is still more room here than in single-family, just less than a few months ago. As with any Florida condo, the building's reserves, insurance, and assessment history matter more than the finishes.
