Manatee County condos gave back some of April's gains in May, with the median falling 5.1% year-over-year to $297,000 — down from April's $320,000 bounce. But volume tells the real story: closed sales rose 8.7% to 288 transactions and dollar volume climbed 7.6% to $98.5 million. More units are moving at slightly lower price points, which isn't panic selling — it's healthy absorption of the inventory overhang from 2025.
The supply picture continues to improve dramatically. Active listings dropped 16.9% to 1,452 — the steepest inventory decline of any condo segment in the region. Months of supply fell from 7.9 to 6.3, approaching balanced territory. New listings plunged 23.1%, meaning sellers who were going to list have largely already done so. Cash buyers account for 51% of closings. The condo recovery in Manatee is lagging Sarasota by a month or two, but the trajectory — rising volume, falling inventory, tightening supply — is unmistakable.
