The quarter in review
Manatee County condos are the softest segment in the region right now. Closed sales dipped 1.9% to 709 units — the only segment across all reports to see a decline in transaction volume. The median dropped 7.6% to $305,000, the steepest price correction in the area, and total dollar volume fell 7.4% to $250 million.
The fundamentals are improving underneath the headline numbers. Active inventory dropped 12.1% to 1,597, new listings fell 14.8%, and months of supply tightened from 8.2 to 7.1. Cash buyers made up 59% of closings, up from 52% a year ago — a sign that investors and downsizers see value at these prices. The market is absorbing excess inventory, just more slowly than the single-family side. Insurance costs and HOA special assessments continue to weigh on buyer confidence in this segment.
If you’re buying
If you're looking for value, Manatee condos offer the biggest discount in the region — 7.6% below last year's median and sellers accepting 92.8% of list price. This is where patient, well-informed buyers can find deals. Focus on buildings with healthy reserves, recent milestone inspections, and stable insurance. The discount is real, but so are the reasons for it — do your homework on the financials before you commit.
If you’re selling
This is the toughest segment in Southwest Florida right now. Volume is flat, prices are down nearly 8%, and buyers are cautious. If you need to sell, price aggressively — below comparable recent sales, not at them. Get your HOA financial package ready before day one, and be transparent about assessments and insurance. The sellers who are closing are the ones making it easy for buyers to say yes.
