The quarter in review
Manatee County condos recorded the region's largest quarterly volume gain, with closed sales up 13.9% to 703 and the median up 2.3% to $307,000. Dollar volume rose 20.5% to $245.3 million. Supply improved materially: active listings fell 13.9% to 1,191 and months of supply dropped from 6.3 to 5.0.
Manatee's figures are notably less skewed than Sarasota County's. The average sale price rose 5.7% against a 2.3% median gain, a narrow gap that indicates the quarter's improvement came from ordinary transactions rather than a handful of luxury closings. Homes went under contract in a median 73 days against 82, and sellers received 92.8% of original list price, up 2.5 points. Cash purchases rose 10.2% to 347, just under half of all closings.
If you’re buying
This is the most affordable condo market in the region at a $307,000 median, and the one where the recovery looks most broadly based. Five months of supply still leaves room to negotiate. The usual caution applies: in older buildings the assessment and insurance picture matters more to your monthly cost than the purchase price does.
If you’re selling
A 13.9% rise in sales with the median up only 2.3% is a healthy pattern: buyers are transacting without bidding prices up, which means realistic pricing finds a buyer. With supply down from 6.3 months to 5.0, there is less competition than a year ago. Lead with the building's documents.
