The month in review

Manatee County condos were the region's flat spot in September. The median was unchanged at $296,500, exactly level with last September, while closed sales rose 3.7% to 224. Dollar volume rose 11.7% to $74.1 million and the average sale price rose 7.7%, a much narrower gap between median and average than Sarasota County showed, which means Manatee's gain is spread across ordinary sales rather than concentrated in a few large ones.

Supply improved substantially. Active listings fell 13.9% to 1,191 and months of supply dropped from 6.3 to 5.0. Homes went under contract in 76 days, sixteen days faster than a year ago, and sellers received 91.5% of original list price, up 1.7 points. New listings rose 8.0% to 285, so the pipeline is still being refilled, which is the main thing keeping this segment from tightening as fast as Sarasota County's.

If you’re buying

An unchanged median with sales up and supply down is the definition of a stabilising market. Manatee condos are the region's best value on paper at a $296,500 median, and at 5.0 months of supply you still have negotiating room. Budget for the assessment reality in older buildings rather than the sale price alone.

If you’re selling

Prices stopped falling here a year ago and have not moved since, which is a better outcome than it sounds after the 2025 correction. Supply is down 13.9% and buyers are taking sixteen days less to commit. The buildings that sell are the ones that can show funded reserves and a clean inspection, so lead with those documents.
