The month in review

Manatee County single-family is accelerating. The median sale price jumped 6.1% year-over-year to $492,500 — up from the 0.7% gain we saw across Q1. Average sale price surged 22.9% to $760,094, driven by a wave of higher-end closings in Lakewood Ranch and along the coast. Total dollar volume hit $535 million, up nearly 29% from April 2025.

The pace of sales is picking up too. Median time to contract dropped to 44 days — down from 50 last April and well below the 60-day Q1 average. Sellers are now landing 94.6% of their original list price, the first year-over-year improvement we've seen in months. Active inventory fell 9.9% to 2,929 homes with months of supply tightening to 4.6. This market is moving firmly into seller territory as we head into the summer buying season.
