The quarter in review

Manatee County single-family posted a 3.2% median gain to $490,000 for the quarter on 2,017 sales, up 4.2%. Dollar volume rose 8.7% to $1.3 billion. The quarter's clearest improvement was time to contract at a median 49 days against 59 a year ago, with sellers receiving 95.6% of original list price, up 1.8 points.

Inventory is the county's open question. Active listings fell just 1.7% to 2,610 while new listings rose 4.7% to 2,297, leaving months of supply at 3.9 against 4.2 a year ago. That is a far smaller reduction than Sarasota County's 16.2%, and it is why Manatee prices rose about half as much. Cash purchases fell 2.1% to 555, roughly 28% of all closings.

If you’re buying

Manatee remains the better-supplied of the two counties, with new listings still arriving at pace. For a buyer that means more genuine choice and more willingness to negotiate than in Sarasota County, particularly in the newer north county communities where builders are still delivering.

If you’re selling

Buyers are committing ten days faster than a year ago and you are keeping 95.6% of asking. The caution is supply: inventory barely fell and new listings rose, so the competition for your buyer is real. Presentation and pricing against this quarter's closings matter more here than in the county next door.
