The month in review
Sarasota County condos are stabilizing fast. After Q1 showed a 2.8% median decline, April narrowed the gap to just -0.6% — essentially flat at $337,500. Volume is booming: closed sales jumped 18.7% and dollar volume rose 13.2% to $236 million. Cash buyers dominate at 70% of all closings, the highest cash ratio in any segment across the metro.
The forward indicators are the real headline. Pending sales exploded 35.1% year-over-year — the single largest pending surge in the entire region — signaling strong closings ahead in May and June. Inventory dropped 13.3% to 2,300 active listings and months of supply improved from 9.6 to 7.7. Sellers are getting 91.1% of list price, up 1.4 points from last April. The condo market still has room to recover, but the trajectory is unmistakable: volume is leading, and prices are following.

The condo correction in Sarasota is leveling out. Prices are nearly flat year-over-year, and the 35% pending-sales surge means you'll have more competition in the months ahead. Cash buyers dominate this segment, but financed buyers can compete with strong pre-approvals and clean contracts. Do your due diligence on HOA reserves and insurance — the buildings with solid financials are moving first.

Volume and sentiment are shifting in your favor. Sales are up nearly 19%, pending activity surged 35%, and you're keeping more of your list price than a year ago. The median is essentially flat — the bleeding has stopped. If your building has clean reserves and manageable insurance, list now while buyer demand is accelerating. The sellers getting under contract are the ones pricing competitively and leading with financial transparency.
