The month in review
Sarasota County condos posted their strongest price growth in May. The median surged 4.9% year-over-year to $336,829 — a decisive shift after Q1's 2.8% decline and April's near-flat reading. Closed sales rose 8.5% to 371 transactions, and pending inventory jumped 27.3%, signaling continued momentum into the summer months. Cash buyers remain dominant at 61.5% of closings.
The supply picture is improving rapidly. Months of inventory fell from 9.2 to 7.1 — still above balanced territory but the trajectory is unmistakable. Active listings dropped 13.2% year-over-year as demand absorbed available supply. Sellers are now capturing 91.2% of their original list price, up 1.3 points from last May. Homes are taking 67 days to contract, up 8 days from last year, but the 27% surge in pending sales suggests that pace will quicken. The condo correction that dominated 2025 is decisively over — prices, volume, and demand are all moving in the right direction.
If you’re buying
Condo prices just posted their biggest year-over-year gain in the data series at +4.9%. The deep-discount days of late 2025 are fading fast. Pending sales up 27% means more competition ahead. If you're targeting the condo market, focus on buildings with strong reserves and reasonable assessments — those properties are attracting the most buyer interest and holding their values best.
If you’re selling
The turnaround is here. After nearly a year of price declines, May's 4.9% median gain confirms the condo market has turned a corner. Buyer demand is surging with pending sales up 27%, and you're keeping more of your asking price than a year ago. Lead with your building's financial health — reserve studies, insurance costs, assessment history — and price competitively. Well-positioned condos in strong buildings are the first to move.
