The quarter in review
Sarasota's condo and townhome market saw a major volume surge in Q1 — closed sales jumped 29.6% year-over-year to 1,041 units, with total dollar volume up 18.3% to $553 million. Buyers are coming off the sidelines, particularly cash buyers who made up 67% of all closings.
Prices softened slightly, with the median landing at $337,250 — down 2.8% from Q1 2025. The bigger story is inventory: active listings dropped 11.9% to 2,392, and months of supply fell from 9.7 to 8.1. That's still a buyer's market on paper, but the trajectory is clearly tightening. New listings also fell 11.4%, so the supply pipeline is slowing. Condos are taking longer to sell (70 days to contract vs. 50 last year), partly because buyers have more choices and partly because insurance costs and HOA increases are adding scrutiny to every deal.

This is still one of the better windows to buy a condo in Sarasota. You have inventory, you have time, and sellers are flexible — homes are closing at 92.2% of original list price. If you're a cash buyer, you have serious leverage. Just do your homework on HOA reserves, insurance costs, and any pending special assessments before you commit.

Volume is picking up fast, but pricing discipline matters more than ever. The median dropped 2.8%, and buyers are scrutinizing HOA financials and insurance before writing offers.
