The quarter in review

Sarasota County condos had the region's strongest quarter by volume. Closed sales rose 26.8% to 908 and the median rose 6.4% to $324,380. Supply fell from 6.8 months to 4.9, with active listings down 12.0% to 1,601, and sellers received 92.0% of original list price, up 3.6 points.

The quarter's average sale price of $718,721, up 77.2%, and dollar volume of $652.6 million, up 124.8%, are again the arithmetic of a few very large closings rather than a broad move; the median, up 6.4%, is the figure that describes the typical unit. Time to contract was essentially unchanged at a median 86 days against 87, which is the one metric that did not improve: condos still take about 65% longer to go under contract than single-family homes in the same county.

If you’re buying

This segment has moved further, faster than any other in the region over the past year, from 6.8 months of supply down to 4.9. Value is still here, but it is no longer a market where every seller will negotiate. Make the building's finances, reserves and inspection status your first question, not your last.

If you’re selling

Volume up 27% and the share of asking price up more than three and a half points say demand has returned. The 86-day median to contract says it has not returned evenly. Buildings with funded reserves and completed milestone inspections are selling; the rest are still sitting, and no amount of pricing fixes a document problem.
