The month in review

Sarasota County condos posted the region's largest price gain in September, with the median up 6.3% to $335,000, and the strongest volume recovery: 309 closings, up 34.3%, against 230 a year ago. Supply fell hard. Active listings dropped 12.0% to 1,601 and months of supply fell from 6.8 to 4.9.

The average sale price of $1,082,129, up 157.9%, and dollar volume of $334.4 million, up 246.5%, are not what they look like. A median of $335,000 alongside a seven-figure average means a small number of very large closings landed in the month; Florida Realtors notes in the report itself that the median is the preferred price statistic precisely because the average is sensitive to a few high sales. The durable numbers are the ones underneath: homes under contract in 77 days versus 108 last year, 93.0% of original list price received, up 4.7 points, and cash at 63.1% of closings.

If you’re buying

The condo discount window in Sarasota County is closing faster than anywhere else in the region. Supply fell from 6.8 months to 4.9 and sales rose a third. You still have more room here than in single-family, but check the building before the unit: reserves, the milestone inspection status, and the assessment history decide what you actually pay.

If you’re selling

Volume is up 34% and you are keeping 93.0% of original list price, nearly five points more than last September. If your building has clean reserves and a completed inspection, this is the best condo market Sarasota County has had in two years. If it does not, that is what a buyer will price, regardless of what the median says.
