The month in review
Sarasota County single-family reversed course in April. After Q1 showed a 2% price decline, April's median jumped 4.3% year-over-year to $490,000. Average sale price surged 24.6% to $815,000, and total dollar volume climbed 25.7% to $671 million, the strongest April the county has seen since the peak. Sellers are now getting 94.3% of their original list price, up 1.3 points from last year.
The inventory story is dramatic. Active listings dropped 26.8% to 3,258 homes, the steepest year-over-year decline in any segment across the region. Months of supply collapsed from 7.0 to 4.7, a 33% drop. With new listings also falling 12% and pending sales jumping 17%, the supply-demand imbalance is tilting firmly toward sellers. Homes are taking 46 days to contract, only 3 days longer than last April, and that number should compress as inventory continues to shrink heading into summer.
If you’re buying
Sarasota's single-family inventory just fell 27% in a year, the most dramatic supply drop in the entire metro. If you're house-hunting in Sarasota, the competitive landscape is changing fast. The leverage buyers had in late 2025 is gone. Homes priced at market are moving, and the best strategy is preparation: pre-approval in hand, realistic budget, and willingness to act when the right home appears.
If you’re selling
This is your market again. Inventory is down a third from a year ago, prices are climbing, and you're keeping more of your asking price. The data supports listing now, you have less competition on the market than at any point in the past 18 months, and buyer demand is strong with pending sales up 17%. Price accurately, present well, and expect solid activity.
