The month in review

Sarasota County single-family reversed course in April. After Q1 showed a 2% price decline, April's median jumped 4.3% year-over-year to $490,000. Average sale price surged 24.6% to $815,000, and total dollar volume climbed 25.7% to $671 million — the strongest April the county has seen since the peak. Sellers are now getting 94.3% of their original list price, up 1.3 points from last year.

The inventory story is dramatic. Active listings dropped 26.8% to 3,258 homes — the steepest year-over-year decline in any segment across the region. Months of supply collapsed from 7.0 to 4.7, a 33% drop. With new listings also falling 12% and pending sales jumping 17%, the supply-demand imbalance is tilting firmly toward sellers. Homes are taking 46 days to contract, only 3 days longer than last April — and that number should compress as inventory continues to shrink heading into summer.
