The Sarasota single-family market is tightening. Active inventory dropped 24% year-over-year to 3,351 homes, and months of supply fell from 6.9 to 4.8 — firmly in balanced-to-seller territory. Closed sales climbed 5.8% even as new listings fell 20%, meaning absorption is outpacing supply.

Prices gave back a modest 2% from last year's Q1, landing at a $485,000 median. That's not a correction — it's a healthy reset after two years of elevated inventory. Total dollar volume still rose 4.3% to $1.5 billion. Homes are taking a bit longer to go under contract (54 days vs. 45 last year), but that gap should narrow as inventory continues to tighten. Sellers are landing 93.8% of their original list price — still solid, but a clear signal that overpricing costs time.
