The quarter in review
Sarasota County single-family closed the third quarter with a 3.7% median gain to $485,000 and 2,071 sales, up 3.0%. The quarter's defining number is speed: a median 52 days to contract against 68 a year ago, a 23.5% improvement, and 94.4% of original list price received, up 2.5 points. Dollar volume reached $1.7 billion, up 23.8%.
Supply did the heavy lifting. Active listings ended the quarter 16.2% lower at 2,629 and months of supply fell from 4.8 to 3.7. New listings rose 6.5%, so sellers did come to market, but buyers absorbed them faster than they arrived. As with the monthly figures, the 20.2% rise in average sale price to $807,627 reflects activity at the top of the market and should not be read as the typical home gaining a fifth of its value.
If you’re buying
A quarter of tightening supply and faster sales means the easy negotiating conditions of late 2025 are gone in this county. The practical read: be ready to move on correctly priced homes, and concentrate your negotiating on properties that have already passed the 52-day median.
If you’re selling
Three things improved together this quarter: price, speed and the share of asking price you keep. That combination usually does not last long. If selling in the next year is in your plan, the data argues for sooner rather than later, with pricing set against this quarter's comparable sales.
