The quarter in review

The metro-wide condo and townhome market closed the quarter with 2,034 sales, up 14.4% year-over-year, at a $324,000 median (+1.3%). Total dollar volume rose 14.2% to $920.4 million, and sellers captured 92.2% of list price, up 1.1 points from a year ago. New pending sales climbed 18.8%, outpacing new listings, which fell 4.0%.

Inventory continued to tighten, though more gradually than the single-family market. Active listings fell 14.7% year-over-year to 3,286 units, pushing months of supply down to 6.1 from 7.9. Days to contract lengthened modestly to 69, up 4.5%, reflecting Sarasota's accelerating volume blended with Manatee's steadier pace this quarter.
