The month in review
Metro condo and townhouse volume surged in September. Closed sales rose 19.5% to 533 and the median rose 4.9% to $320,000, up 3.5% from August. Supply tightened sharply: active listings fell 12.9% to 2,792 and months of supply dropped from 6.5 to 4.9, bringing the segment near balance for the first time since the correction began.
The dollar-volume figure, up 151.0% to $408.4 million, and the average sale price, up 110.0% to $766,316, are concentrated rather than broad. With a median of $320,000, an average above $766,000 means a small number of very large closings, most of them in Sarasota County, carried those two figures. The median, time to contract of 77 days against 97 a year ago, and 92.3% of original list price received, up 3.7 points, are the numbers that describe the typical transaction.
If you’re buying
Condos across the metro have moved from a buyer's market to something close to balanced in a year, with supply down from 6.5 months to 4.9. That is still the most negotiable segment in the region, and cash buyers at 56.8% of closings set the pace. Diligence on the building's finances matters more than the headline price.
If you’re selling
Sales are up nearly 20%, supply is down nearly 13%, and you are keeping 92.3% of your asking price. The overhang that defined 2025 is being absorbed. Price against recent closings in your own building rather than the metro average, which September's luxury sales have pulled well above any ordinary unit.
