Your tax bill will not look like your neighbour’s

Assessed value resets to your purchase price, and without homestead status there is no Save Our Homes cap limiting future increases the way there is on a primary residence. If you later make Florida your permanent home, you can file then, and portability of a prior Florida benefit is worth asking about before you close.

Buy for the months you are away

Who checks the property after a storm, who runs the water, who watches for a failed AC in August. Communities with maintenance included and neighbours in residence year round solve most of this quietly. A larger single-family home on a big lot solves none of it.

The season is real, in both directions

February and August are different places, in traffic, restaurant waits, and how full the community feels. If you will only ever be here in season, tour in season. If you may retire here later, see it in summer before you decide.

Condo documents still matter

If the second home is a condo in a building three stories or taller, Florida’s milestone inspection and reserve study requirements apply. A special assessment does not care that you only visit twice a year.

No. The homestead exemption and the Save Our Homes assessment cap apply only to your permanent primary residence. A second or seasonal home is assessed without them. If you later make Florida your permanent residence you can file at that point, subject to the annual deadline.

What kind of home works best for part-time ownership?+

Most part-time owners end up in villas, paired homes, or condos where exterior maintenance and lawn care are bundled into the dues. The fee is higher than a comparable single-family home, and what it buys is not having to arrange anything from a thousand miles away. That trade is usually the whole point.

Can I rent my second home out when I am not using it?+

Only if the association allows it, and the rules vary widely. Minimum lease terms, annual rental caps, tenant approval, and post-purchase waiting periods are all common. Read the current governing documents for the specific community before you count on rental income.

Does insurance work differently on a home that sits empty?+

It can. Coverage terms and requirements sometimes differ for properties that are unoccupied for extended periods. Talk to the carrier about how the policy treats vacancy before you close, rather than discovering it at claim time.
