About Sarasota

A city, not a master plan

Sarasota is not a master plan, and that changes everything about how you shop it. There is no single developer, no one amenity center and no uniform fee structure. What there is instead is a real city with sixty-odd years of building behind it: 1960s low-rises on Golden Gate Point, 1970s towers along Gulfstream Avenue, the 2000s condo wave, and buildings still being delivered in 2026. The community you choose here is really a building, and buildings of different decades are different products.

The single most useful thing to understand before you start is that a condominium fee and a homeowners association fee are not the same kind of number. Across the communities tracked here the median single-family home pays about $4,368 a year in combined HOA and CDD, while the median condominium pays about $21,360. That is not Sarasota being expensive. A condo fee buys the building itself: the master insurance policy, the roof and exterior, elevators, staff, structural reserves, and in many buildings water and sewer. Measured house against house, Sarasota actually carries less than Lakewood Ranch.

What you trade, and what you get

Sarasota asks you to trade the predictability of a master plan for an actual city. You give up the brand-new amenity center, the uniform product and the single point of contact, and in exchange you get walkability, the arts, the bay, the beaches across one bridge, and a structural cost advantage almost nobody mentions. The catch is that due diligence is entirely on you, because the building you pick matters more than the neighborhood.

Where these numbers come from

The unit counts, completion years and building heights in this guide are taken from the Sarasota County Property Appraiser’s certified tax roll, not from listing sites. The appraiser assesses one parcel per residential unit, so a parcel count is a census of the building rather than an estimate. That matters, because the listing sites disagree: one downtown building came back as 57, 75 and 76 units from three of them.
