Short answer: in Sarasota the fee depends far more on what you buy than where. Across the 97 communities I track, the median single-family home pays about $4,368 a year in combined HOA and CDD costs, while the median condominium pays about $21,360. Those are not the same purchase, so this page shows them in two separate tables rather than one misleading average.
The other headline is what is missing: 93 of these 97 communities carry no CDD assessment at all, which is the reverse of Wellen Park and Parrish. The cost that shows up instead is flood: 41 percent of these communities sit in FEMA zone AE, where your lender will require flood insurance.
Why houses and condos are listed separately
Blend all 97 communities into one number and Sarasota looks roughly twice as expensive to own as Lakewood Ranch. That is an artifact of the mix, not a fact about Sarasota. 61 of these communities are downtown or bayfront condominiums, and a condo fee is not a pricier version of a homeowners association fee, it pays for different things.
A single-family HOA maintains shared landscaping, roads, and amenities while you insure and maintain your own roof, walls, and exterior. A condominium association does all of that on the building itself: the master insurance policy, the roof and exterior, elevators, structural reserves, common-area staff, and in many buildings water and sewer. Florida also now requires buildings three stories and taller to complete milestone inspections and fund a structural integrity reserve study, which removed the option owners once had to vote reserves down. An older waterfront building with a small number of units spreads every bit of that across fewer owners, which is what puts the top of the Sarasota range so far above any master-planned community.

What Sarasota does not charge, and what it does
No CDD

A Community Development District repays the municipal bonds that financed a community’s roads and drainage, and it shows up on your tax bill as a non-ad valorem assessment. Most of Sarasota was platted before that became the standard way to finance a master plan, so there is no bond to repay. Only Bird Key, Esplanade at Skye Ranch, Huntington Pointe and Promenade Estates carry one.
FEMA zone AE

Zone AE is a special flood hazard area, and a lender writing a federally backed mortgage will require flood insurance there. That share is far higher than Parrish or Lakewood Ranch, which is simply what it means to buy near the bay and the barrier islands. Zone is assigned parcel by parcel, so never assume it from the neighborhood, check the address.

How to check the real numbers for one address
For a CDD, pull the property on the Sarasota County Property Appraiser site, open the most recent tax bill, and read the non-ad valorem assessments section, where every assessment is listed with its exact amount. For an HOA, ask for the association’s current budget rather than trusting a listing figure.
For a condominium, ask for three things: the budget, the most recent financial statements, and the structural integrity reserve study. That is where a thin reserve or a planned special assessment becomes visible, and it is the difference between a fee you can plan around and a bill you did not see coming.
