For Sellers
Selling here, moving away
A relocation adds a layer most sales do not have: you are managing a sale in Florida and a landing somewhere else, often on a job’s timeline. I handle the Florida side end to end, including selling and closing while you are already gone, so the move is one coordinated plan.
Why It's Different
What relocating sellers need most
Timing to your move
Sell before you go for certainty, or after you have landed for flexibility? I map both against your start date, budget, and tolerance for carrying the home.
Sell from anywhere
Florida closings can be handled remotely with e-sign and mobile or mail-away notarization. You do not have to fly back to sell.
Two closings, one plan
If you are buying in the new city too, the two timelines have to talk to each other. I coordinate so proceeds and dates line up.
Prep from a distance
Cleanout, light repairs, staging, photos, showings: I manage the on-the-ground work so you are not flying back for every step.
Know Before You Sell
What to plan for an out-of-state move
Sell before or after you move
Selling before you leave gives you your proceeds and a clean break, but you may need temporary housing on both ends. Selling after you have relocated buys flexibility but means carrying the Florida home, mortgage, taxes, insurance, and upkeep, until it closes. I lay out the cost and the tradeoffs of each against your relocation timeline.
Closing remotely
You do not need to be in Florida to close. Most documents are handled by e-sign, and where in-person notarization is required it can usually be done with a mobile notary or by mail wherever you are. I coordinate with the title company so distance is not a problem.
Coordinating with your next purchase
If you are buying in the new market, the sale here and the purchase there need to be sequenced, sometimes with a rent-back, a contingency, or bridge financing so your equity is available when you need it. I work with your lender and, if you like, a trusted agent in the new city.
Prep and showings while you are away
From decluttering and small repairs to staging, photography, and access for showings, I manage the on-the-ground tasks and keep you updated, so you are not booking flights back to Florida to sell.

Common Questions
Relocating: FAQ
Should I sell my Florida home before or after I relocate?+
Selling before you move gives you certainty and your proceeds up front, but you may need short-term housing on one or both ends. Selling after you relocate is more flexible but means carrying the home, mortgage, taxes, insurance, and maintenance, until it closes. The right call depends on your job timeline and finances; I map both paths with real costs so you can decide.
Can I sell my home in Florida without being there?+
Yes. Florida sales are routinely closed remotely: most paperwork is handled by e-sign, and where in-person notarization is needed it can be done with a mobile notary or by mail from wherever you are. I coordinate everything with the title company and manage the on-the-ground tasks here.
How do I coordinate selling here with buying in my new city?+
The two timelines have to be sequenced so your equity is available when you need it, sometimes with a rent-back from your buyer, a sale contingency, or bridge financing. I work with your lender and, if you want, coordinate with an agent in your new market so the sale and the purchase line up.
