Gated communities are one of the most-requested features I hear from buyers relocating to Southwest Florida. Whether it's 24-hour guard-gated security or an automated gate entry, the appeal is the same: controlled access, lower through-traffic, and a sense of neighborhood. Here's what I tell every buyer about gated living in this market.
Guard-gated vs. automated gate — the difference matters
Not all gated communities are created equal. Guard-gated means a staffed gatehouse, usually 24/7, where every visitor is logged and verified. The Lake Club in Lakewood Ranch, University Park in Bradenton, and The Founders Club in Sarasota are examples of guard-gated communities. Automated gates use key fobs, transponders, or call boxes. Both limit through-traffic, but guard-gated communities typically carry higher HOA dues to fund the staffing.
Some communities layer both: a staffed main gate with automated resident entries on secondary gates. That's common in larger master-planned communities like Heritage Harbour and Greenfield Plantation in Bradenton.
Lakewood Ranch — the largest selection
Lakewood Ranch has more gated communities than any other area in the region. Nearly every village in the Ranch has some form of gated entry. At the top end, The Lake Club is guard-gated with custom estates from $1.7M to $7M+. Country Club East offers guard-gated luxury with golf membership. Savanna, The Isles, and Windward are gated communities in more accessible price ranges.
For 55+ buyers, Del Webb, Del Webb Catalina, and Cresswind are all gated active-adult communities with resort-style amenities. The Ranch's newer villages like Sapphire Point and Mallory Park are also gated.
Sarasota — established gated neighborhoods
Sarasota's gated communities tend to be more established. Prestancia is an upscale, gated community on 565 acres anchored by TPC Prestancia with two 18-hole golf courses. The Founders Club is an exclusive gated community of estate-sized homes on a Robert Trent Jones Jr. golf course. Laurel Oak Estates offers 813 gated acres with two Rees Jones-designed courses.
For more moderate price points, Calusa Lakes is a gated golf community of 575 homes with no CDD fees. Bent Tree is a gated community of approximately 450 homes centered on a Bill Lewis 18-hole course. Palmer Ranch has several gated neighborhoods including Stoneybrook Golf & Country Club and Bay Village.
Bradenton — value and variety
Bradenton offers some of the best value in gated living. Greenfield Plantation is a gated community of approximately 1,200 homes with 24/7 security, centered on an 18-hole public championship golf course, with no CDD fees. Rosedale Golf & Country Club is a gated community of approximately 1,100 homes with an 18-hole par-72 course. Del Tierra is a gated community of approximately 600 homes built by D.R. Horton.
University Park is a gated, award-winning community of 1,200 homes across 32 neighborhoods on 1,000 acres, staffed 24/7. It was named Best Community Design in America by the National Association of Home Builders.
Wellen Park — newer gated options
Wellen Park is one of the fastest-growing master-planned communities in the country. Several neighborhoods within it are gated, including Sarasota National (luxury golf), Gran Paradiso (Tuscan-inspired), and Renaissance. The Boca Royale section is a 1,000-acre gated enclave with an 18-hole golf course.
Parrish — the growth corridor
Parrish has seen rapid development of new gated communities. River Wilderness is a gated golf and country club community of approximately 800 homes on 1,500 acres along the Manatee River. Forest Creek by Neal Communities is a gated neighborhood with an 18-acre lake and kayak launch. Silverleaf, also by Neal Communities, is a gated community of 732 homes.
What gated living costs — HOA and CDD
Gated communities generally carry higher HOA fees because the gate infrastructure, staffing (if guard-gated), and common-area maintenance are funded through the HOA. Expect HOA dues ranging from $200/month for communities with simple automated gates to $800+ for guard-gated communities with resort amenities.
