Downtown Wellen is the piece of Wellen Park that makes the rest of it make sense. It is a walkable lakefront core with restaurants, a market lawn, a trail network, and a Braves ballpark a short distance away, and it is the answer to the question buyers keep asking me about newer master-planned communities: yes, but is there anywhere to actually go?

Here is what is open, what the developer has announced for the second phase, and the honest notes on what it is like day to day. I am writing this in September 2026, and opening dates in a district this new move constantly, so treat announced merchants as announced rather than open.

The shape of the place

Downtown Wellen is built around an 80-acre lake with a walkable main street, a green for events, and a trail system that connects into the wider community. It is a deliberately compact core rather than a strip, which is what makes it work on foot, and it hosts a regular farmers market and event calendar that give it a reason to be busy on a weekend rather than just at dinner.

CoolToday Park, the Atlanta Braves spring training home, sits within Wellen Park nearby. In February and March that is a genuine amenity and also a genuine traffic consideration. If you are touring homes in season, drive the route on a game day before you decide how you feel about it.

Phase II: what has been announced

The developer has announced a second phase of roughly 44,000 square feet of additional retail and dining, reported as fully leased before opening, with merchant openings targeted across 2026. Alongside the retail, the announced plans include a boutique hotel, new luxury apartments, and a dog park.

  • La Maison, a French patisserie, for breads, pastries and croissants.
  • Agave Bandido, a Mexican-inspired restaurant and tequila bar.
  • Grain & Berry, superfood bowls, toasts and smoothies.
  • Seaside & Co., coastal clothing and home decor with a wine bar and lounge.
  • Hudson Square Boutique, women's resort wear, founded by a Wellen Park resident.

A fully leased retail phase is a better signal than a long list of announcements. It means merchants signed before the doors opened, which is the opposite of the half-empty town center problem that plagues newer master plans.

The honest notes

  • It is new, and it reads new. If you want a downtown with a century of patina, Venice island is fifteen to twenty-five minutes away and is the real thing.
  • Seasonality is real. February and March are a different place from August, in traffic, restaurant waits, and how full the trails feel.
  • Beaches are close but not walkable. Venice beaches are roughly fifteen to twenty-five minutes depending on where in Wellen Park you are.
  • Announced is not open. Construction and permitting timelines move, so if a specific restaurant is part of why you are buying, confirm it is trading before you close.

What it means if you are buying here

Downtown Wellen is the amenity that most differentiates Wellen Park from other new master plans in the region, and it is the reason resale here competes on lifestyle rather than only on price. That cuts both ways: it supports value, and it is also already priced into what you pay.

Communities across Wellen Park carry both HOA dues and, in most cases, a CDD assessment on the property tax bill, and the combined monthly figure varies widely between villages.
