Wellen Park vs. Venice (2026): New Construction or Historic Downtown?
They are minutes apart in the same county. One is a master plan still being built, the other a historic coastal city. How they differ on housing stock, CDD fees, amenities, beach access and resale.
These two sit minutes apart in southern Sarasota County, and buyers tour both on the same day constantly. The choice is not really about location. It is about whether you want a home someone is building for you or a town that was already there.
The short version
Wellen Park is a large master plan still under construction, with new homes, modern amenities and a purpose-built downtown. Venice is a historic coastal city with walkable brick streets, beaches and established housing. Wellen Park is where you buy new; Venice is where you buy character and proximity to the water.
Wellen Park
Wellen Park is one of the fastest-growing master-planned communities in the country, anchored by Downtown Wellen and CoolToday Park, the Atlanta Braves spring training facility. Of the 25 communities tracked here, 17 are actively selling new homes.
Its villages are amenity-led: Renaissance by Mattamy has a clubhouse, pool, tennis, pickleball, dog park and playground; Palmera features six builders and an amenity package including a splash pad; The Isles of Wellen Park by Toll Brothers is a gated waterfront community. New schools are being built to serve the growth.
The financial detail to internalize: of the 18 Wellen Park communities with published fee data here, 17 carry a CDD assessment. That is normal for a master plan this new, it funds the roads and amenities, and it is a recurring cost on top of HOA dues.
Venice
Venice is the established alternative: a historic island downtown along brick-paved Venice Avenue, Gulf beaches including Caspersen with its fossilized shark teeth, the fishing pier, Brohard Paw Park and the Legacy Trail.
Housing is mostly resale, from island cottages and condos near downtown to mainland neighborhoods and gated golf communities like Pelican Pointe, the Venetian Golf & River Club and Plantation. Older stock means diligence on roofs, systems and insurance, and it also means mature trees and no construction traffic.
Beach access
Venice is the coastal one; the beaches are part of town. Wellen Park is close to the coast but not on it, and Venice's beaches are the ones its residents use. If you want to walk or bike to sand, that is Venice.
What the market says
Both are in Sarasota County, where the single-family median was $470,000 in August 2026 with 3.7 months of supply, and homes went under contract in a median 47 days. The county condo and townhome median was $310,000 with 5.2 months of supply.
Those are county figures covering everything from downtown Sarasota to North Port, so they are context, not a price for either place. County medians blend every neighborhood in the county, so treat them as context rather than as a price for any particular home.

- Lowest recurring fees: usually an established Venice home, since most Wellen Park villages carry a CDD
- Selling within a few years: Venice competes with resales; Wellen Park competes with the builder next door
- Still undecided: tour Downtown Wellen and Venice Avenue on the same afternoon. They are close enough that the contrast answers it fast

It affects who you compete with. While a builder is still selling in your community, a resale is priced against new homes with incentives and warranties. That is manageable with the right pricing and by leaning on what a new build cannot offer, such as finished landscaping, fencing and window treatments, but it is a real factor that an established Venice neighborhood does not have.
