Brand-new build or established resale? Here’s an honest breakdown of the trade-offs for buyers in Parrish, Palmetto, Wellen Park, and Lakewood Ranch.

Southwest Florida is one of the most active new-construction markets in the country, especially in fast-growing areas like Parrish and Wellen Park. But new isn’t automatically better for every buyer. Here’s how I help clients think it through.

Having your own representation costs you nothing on new construction and means someone is reviewing the contract and incentives on your behalf rather than the builder's.

Each carries a different mix of builders, price points, and fee structures, so the comparison that matters is between specific communities rather than between new and resale as broad categories.
