Worth its own section because this is where most Southeast coverage goes wrong.

Tract 4

Toll Southeast, product to be determined

790 planned

Allocated to Toll in the 2025 plan with no confirmed community name or product identity. This tract is not Monterey, and this site does not label it as Monterey.

Monterey is the 400-home Tract 5, and it has its own community page. If you have seen the 790-home tract described as a Monterey expansion, that is somebody combining two separate records.

What to watch for

How an announcement actually arrives

So you can judge for yourself whether something you read is real.

  1. A developer press release on lakewoodranch.com, or the builder’s own newsroom. This is where EverCreek and Esplanade at Cammaray were both announced first.
  2. A community name and a landing page on the builder’s site, usually with an interest form and no pricing.
  3. A plat or site plan in the Sarasota County record, which is the first time boundaries become real rather than approximate.
  4. Model-home permits, then a sales trailer, then a price sheet. Pricing is close to last, not first.
  5. A homesite release, which is the only moment lot selection is actually available.

Anything claiming pricing before step five is a guess. I would rather tell you a release is six months out than fill the gap with a number.

Is Neal Signature building in Lakewood Ranch Southeast?

Not confirmed. The 2025 tract plan names Neal Communities for Tracts 6 and 7, at 900 and 290 homes, and does not name a product line. Marketing coverage has mentioned Neal Signature, Neal’s luxury line, which makes it a reasonable guess and not a publishable fact. I will update this page when a primary source says so.

What is John Cannon building in Southeast?

The 2025 bond plan lists 69 planned custom homes on Tract 1 in the one-acre lot category, with SMR and John Cannon Homes named. No community name, pricing or sales timing has been announced. At 69 homes on one-acre lots it is the smallest and lowest-density piece of the plan.

Is the 790-home Toll tract part of Monterey?

No, and that is the most common Southeast mistake after the 5,000 figure. Tract 4 is allocated to Toll in the 2025 plan with no confirmed community name or product identity. Monterey is Tract 5, at 400 homes. A separate 2025 document described a conditional land purchase that could bring Monterey to roughly 902 homes in total, which is a possible total rather than proof that Tract 4 is Monterey.

Can I get on a list for a community that has not been announced?

Not with the builder, because there is nothing to get on a list for. What you can do is tell me which builder or tract you are watching, and I will send you the announcement when it happens along with the first real numbers. I cannot promise early or exclusive access to a release, because builders control release order and anyone telling you otherwise is selling you something.
