When do you need to be in the house?

This is the only question with a hard answer today. Monterey is selling. Cammaray anticipates early 2027, which means contracts before homes. EverCreek has not announced a sales start at all. If your lease ends in eight months, the list is one long.

Are you buying the home or the amenity campus?

EverCreek has announced an eight-acre amenity campus with a lazy river, and Cammaray a culinary center, wellness center and a Bahama Bar. Those are the reasons to wait. Monterey is the choice if the house and the homesite matter more than a clubhouse that opens in a few years.

How much uncertainty can you carry?

Buying into an unpriced community means committing before you know the HOA, the CDD, the release order or what gets built behind you. Some buyers get the best lot that way. Others discover the monthly number does not work after they are emotionally committed. Knowing which one you are is worth more than any of the rows above.

Comparing the three

Which Lakewood Ranch Southeast community can I actually buy in right now?

Monterey, by Toll Brothers. Esplanade at Cammaray anticipates sales in early 2027, and EverCreek has an interest list open with no pricing or release schedule announced. If you need to close this year, Monterey is the only Southeast answer.

Is EverCreek or Esplanade at Cammaray cheaper?

Nobody knows, including me. Neither builder has published pricing. EverCreek has announced a wider product range, from a townhome to a nearly 3,900-square-foot home, and Esplanade at Cammaray has announced condominiums and twin villas alongside single-family, so both will have an attainable end, but any specific figure you see quoted today is invented.

What is the difference between the Cammaray residences and the townhomes?

Roughly 1,200 residences sit inside the gates. Roughly 200 townhomes sit on an adjacent parcel outside them. The developer has not said the townhomes share the gated amenities, so do not assume they do. Treat them as two separate decisions until Taylor Morrison publishes the structure.

Does any Southeast community have golf?

None of the three has announced a golf course. Taylor Morrison specifically described Esplanade at Cammaray as comparable to Azario Esplanade without golf. For bundled golf in Lakewood Ranch, look at Azario Esplanade, Esplanade Golf and Country Club, Lakewood National or Calusa Country Club instead.
