Most Lakewood Ranch communities include pools, playgrounds, splash pads and sports courts, and Sapphire Point offers floor plans up to six bedrooms. Prices range widely, from the mid-$300s in some paired-villa communities to well over $1 million in the Country Club section. The main trade-off is that Lakewood Ranch is inland: the nearest Gulf beach is roughly a 30 to 40 minute drive.
Parrish
Parrish sits north and east of Lakewood Ranch in northern Manatee County and is where much of the area's new construction is happening. Homes are typically priced below comparable homes in Lakewood Ranch, and newer communities include community centers, pools, playgrounds and trail systems. Cross Creek has a zero-entry heated pool, splash pad and fishing pier, and Summerwoods and Forest Creek offer larger lots.
Parrish is served by a mix of newer and established Manatee County schools, and capacity is expanding with growth. The trade-off is drive time: it is farther from the coast and from the established dining and shopping in Lakewood Ranch and Sarasota, so a 20 to 30 minute commute is common.
Palmer Ranch (Sarasota)
Palmer Ranch is a mature master-planned area in south Sarasota, roughly 10 minutes from Siesta Key, with single-family homes, villas and condos across many neighborhoods and easy access to both I-75 and the beaches. Because it is largely built out, inventory is resale, and prices are generally higher than Lakewood Ranch or Parrish.
Isles of Sarasota is a gated community of 674 homes with an 11,000 sq ft clubhouse, four Har-Tru tennis courts, and an all-inclusive HOA covering cable, internet, lawn care and exterior maintenance, with no CDD. Wellen Park (Venice area)
Wellen Park, formerly West Villages, is one of the fastest-growing master-planned communities in the country, anchored by Downtown Wellen's restaurants, shops and events. Renaissance by Mattamy Homes offers a clubhouse, pool, tennis, pickleball, dog park and playground. Palmera has six builders and an amenity package that includes a splash pad, and The Isles of Wellen Park by Toll Brothers is a gated waterfront community. Wellen Park is in the Sarasota County school district, and new schools are being built to serve the growing population.
Bradenton and West Bradenton
Bradenton offers some of the lower price points in the region. Del Tierra is a gated community of approximately 600 homes by D.R. Horton, and Braden Woods is approximately 500 homes on 600 wooded acres, with one-acre-plus lots in the earlier phases, a clubhouse and sports courts.
West Bradenton, near Anna Maria Island and Holmes Beach, is a different kind of neighborhood: smaller lots, older homes and walkable beach access rather than master-planned amenities.
